Property owners are free to advertise their properties on SujithPerera.com at no cost. There is no commission, no listing fee, and no charge of any kind at any stage.

Listings are published at the sole discretion of the platform administration. SujithPerera.com reserves the right to remove any listing at any time, without prior notice and without obligation to provide a reason. This includes, but is not limited to, listings that are suspected to be fraudulent, inaccurate, submitted by a non-owner, or otherwise contrary to the spirit of this platform.

All listings are automatically removed after 3 months from the date of publication. Owners wishing to continue advertising their property must resubmit their listing after this period.

This platform is strictly reserved for legal property owners. Only the registered legal owner of a property may submit a listing on SujithPerera.com. By submitting a listing, you declare under your own responsibility that you are the sole legal owner of the property described, or that you have full legal authority to sell it.

Brokers, agents, middlemen, and any third party acting on behalf of an owner are strictly prohibited from listing on this platform. Any listing found to have been submitted by a non-owner will be removed without notice.

SujithPerera.com does not independently verify legal ownership of any listed property. The owner declaration made at the time of listing is the sole basis of the owner-only policy. Sujith Perera and SujithPerera.com accept no liability for listings submitted by parties who misrepresent their ownership status.

This platform was created specifically to eliminate the role of unregulated brokers and agents in Sri Lanka's property market. The use of this platform by any licensed or unlicensed property broker, agent, or intermediary — whether acting in their own name or under a false identity — is strictly forbidden.

Any listing submitted by a broker or agent, regardless of whether they have the owner's permission, will be removed. Repeat violations may be reported to the relevant authorities.

If you suspect that a listing has been submitted by a broker, agent, or fraudulent party, you are encouraged to report it immediately using the Report button displayed on every property listing.

Reports are reviewed by the platform administration. Listings found to be in breach of the owner-only policy will be removed. SujithPerera.com takes fraud reports seriously and will act on credible reports promptly.

Buyers are solely and entirely responsible for verifying the legal status of any property before entering into any agreement or making any payment. This includes, but is not limited to: verifying legal title and ownership, checking for encumbrances, mortgages, or liens, confirming planning permissions and land use classifications, obtaining independent legal advice from a qualified Sri Lankan lawyer, and conducting a physical inspection of the property.

SujithPerera.com does not verify, endorse, or guarantee the accuracy of any listing. Property details, prices, sizes, and descriptions are provided by owners and have not been independently verified. Buyers must not rely on listing information alone when making purchasing decisions.

SujithPerera.com strongly recommends that all buyers engage a qualified Sri Lankan lawyer before signing any agreement or transferring any funds.

All property listings on this platform are submitted directly by owners. SujithPerera.com does not edit, verify, or validate the content of any listing. Prices, dimensions, descriptions, photographs, and all other details are the sole responsibility of the listing owner.
